Have you considered working with a realtor who could oversee this project? It may be worth a shot if you give the person the listing.
Oh, I have had Realtor since 1 Nov, but they don't typically want to get involved in these type of things....i have been on my own pretty much as far as the flooring project. Don't want to say to much on here, but i take care of most of the "problems," like getting old carpet hauled off,etc.......I take care of most of this stuff...I did also when i rented it out. My tenant didn't want me to ever raise rent even when my HOA dues would go up so I got rid of Mgt Co and passed my savings on to her so she didn't have to pay more rent....but this is no fun either......My dues have now gone up to $225 per month, and taxes just jumped from $1791 to $2046 on that house. Every month it is unsold means I have over $1,000 worth of expense in addition to the Phoenix house so not kidding when I say I can't afford a battery for my dead car right now.... I also have been trying to get a window replaced since September...I have limited warranty and it doesn't transfer to new owner....they are double pane windows and moisture gets in middle "layer" and causes condensation, discoloration, etc....Every window has been replaced except the fixed window above french doors. Finally got that ordered today. Windows on house here in Az have lifetime warranty and I have had one window and one half of patio door replaced, thus far....
It has been my experience that the Realtors in a small mountain town are a little different than in the city. For ex, they work 9 to 5, closed on weekends, etc....when I was a Realtor back in the day, we worked nights, weekends, etc. Of course that was in Kansas City.....
I chose this Realtor because she is Broker and they are most likely to negotiate commissions. I talked to two other Realtors who wouldn't even discuss it with me so I hired this one. She is a very nice lady, but I just think Realtors are overpaid forwhat they do these days. The internet can screen many of the homes and you don't have to walk through a million homes these days.....Also, zillow.com, homes.com, truila.com, realtor.com, redfin.com, zip.com, etc are there for more exposure. You more or less sit at your desk and monitor the calls/requests for showing, get feedback for the seller, pass it on, and forward all offers to seller. I turned one down couple of weeks ago...I didn't even counter....because I think I will get another full price offer..due to shortage of homes there.
The Title Company can take care of all those pesky details re escrow, closing costs, writing final documents, etc......so if I had been able to breathe there, I probably would have tried to sell it myself, but admittedly, this isn't best time of year for that area. It was 2 degrees and snowing on first day of listed and day before Christmas so I didn't even hear from Realtor for two weeks over the holidays.
